Θα ήθελα να καταστήσω απολύτως σαφές, πως οποιαδήποτε συναλλαγή καταχωρείται στο τοπικό Δικαστήριο της περιοχής. Συνεπώς όλα τα έγγραφα είναι δημόσια και ελεύθερης πρόσβασης. Οι Η.Π.Α. διακρίνονται για την γραφειοκρατία τους και αλλά και για τον πολύ υψηλό βαθμό εμπιστοσύνης μεταξύ των συμβαλλομένων μερών. Συνεπώς οποιαδήποτε συναλλαγή εφόσον καταχωρείται, μπορεί να ελεγχθεί. Τίποτα δεν πλανάται στον αέρα. Αυτό πάντως που έχει σημασία είναι να γνωρίζετε ΑΚΡΙΒΩΣ σε τι επενδύετε και με ποια ανάληψη κινδύνου.

Sample “Oil Lease Assignment“. Shows a legal description of the property and what percentage you buy. This is a document that gets recorded in the local county court house (such as in Mentone).
Sample “Operator’s Agreement“. Outlines the duties and responsibilities of the person managing an oil property.
Sample Deal package, showing what buyers will see when they are interested in a deal. This is the main information that buyers need to see before they can decide if they want to buy a property.
These 3 documents will show buyers what to expect in looking at a deal and what they will receive after they do buy a property.
Buyers need to understand that a purchase transaction is documented, notarized and recorded in a government office(the local court house).
These are not Wild West handshake cowboy deals. Everything is properly executed and recorded, so nobody can say, “I didn’t say that.” Everything is documented just as well as any Real Estate purchase.

Attached is a sample oil deal buyer’s information package.
This one was producing $600,000 a year in oil and it sold for $300,000.
DO NOT use this price as an example.
It is rare to buy oil wells that cheap. The seller was in an urgent hurry to get money for another project.
It can be used ONLY as an example of what buyer’s see before making a purchase.
A. Buyer’s Package 1
Attached is:
1. A standard “Lease Agreement”.
2. A “Model Form Operating Agreement”.
3. A Log Report that shows what is down a hole AFTER it is drilled. This can show geologists different producing zones that they may not have known about. It will tell you how deep the zone is, how thick and what is in it, whether oil, or gas.
The lease explains what the buyer gets.
The Operating Agreement lists the duties and responsibilities of the manager of the oil property.
In order to own oil wells in Texas, a person has to be a licensed Operator or hire one immediately at time of purchase. When we hire an Operator, the Operator is a working Interest Partner. Just like in any business, he has partner Rights and duties.
And, if the majority of partners do not want the Operator, they can vote him out and get a new one.
The Operating Agreement may be the most important document to understand.

Attached is another deal information package.
This one was to re-work old wells, and inject water underground at the oil zone to push the oil to the well holes to increase production.

Attached are 2 more information packages on two separate deals.
These should give a potential buyer the information he needs to make a decision, NOT TO BUY, but to further research the project or not.
